Residential Zoning Regulations

The following are some Zoning Code regulations which affect residents of Springdale:

Fences* - May not be located in the front yard and on corner lots either front yard.  They may not exceed 6’ in height. The finished side of fences must face the adjacent properties and the street

Utility Buildings* - One is permitted in the rear yard 5’ minimum from property lines not less than 20’ from a residence on an adjacent lot. The area of the building is limited by the size of the lot and the finished area of the dwelling. Contact the Building Department or visit our web site for details.

Recreational Vehicles (Motor Home, Trailer, Boat on a Trailer) - One motor home, travel trailer, boat or trailer used for recreational uses may be stored in the side or rear yard and not less than 5’ from a property line. 

 Inoperable or Unlicensed Vehicles – May not be located outside of enclosed buildings  

Parking on Unimproved Surfaces – vehicles must be parked on asphalt, concrete or  approved pavers. Gravel driveways existing prior to the Zoning Code may be maintained but not expanded.

Garages – Each residence is required to have a garage. They may not be converted to living space without acquiring a variance from the Board of Zoning Appeals. 

Domestic Animals – 2 dogs or 2 cats or 1 dog and 1 cat maximum. Fowl, rabbits or bees may not be kept on properties less than 3 acres in area.

Pools* - must be 15’ from property line and located in the rear yard.
