WHY DO I NEED A PERMIT?

Building permits provide a means for the code official to protect the public from unsafe and unsanitary conditions resulting from substandard construction. Not only does this maintain the value of your home, but also all others within the community. Building codes contain minimum standards of construction which have been developed over many years. Each requirement exists to prevent unsafe, unsanitary or deteriorating conditions in buildings. Permits also allow zoning requirements to be enforced. Zoning regulations protect neighbors and the community by setting minimum setbacks from property lines.

In short, the Building Department exists as a service to the owners and occupants of the City. Feel free to call if you have any questions. We are open from 8 a.m. to 5 p.m. Monday through Friday.

WHEN DO I NEED A PERMIT?

FOR 1,2 & 3 FAMILY DWELLINGS AND INDIVIDUAL CONDOMINIUM UNITS PERMITS ARE REQUIRED FOR THE FOLLOWING WORK:

·  Interior Remodeling*

·  HVAC (New Residences)

·  Central Air Cond.* (New or Replacement)

·  Furnace Replacement*

·  Gas Piping Installations*

·  Decks*

·  Driveways

·  Water Heater Replacement

·  Antennae*

·  Swimming Pools, Hot tubs and Spas*

·  Structural Repairs*

·  Basement Finish*

·     Accessory Buildings*

·  Fireplaces and Woodstoves*

·  Window Replacement * (Only if the opening is enlarged)

* These improvements require a permit, however, there is no fee when the work is being done to 1,2 & 3 family residences and individual condo units provided a permit is obtained before starting work.

PERMITS AND FEES ARE REQUIRED FOR THE ABOVE WORK ON ANY MULTI-FAMILY, COMMERCIAL, INSTITUTIONAL AND INDUSTRIAL PROPERTIES.

In addition, permits are also required for the following on multi-family, commercial, institutional and industrial properties:

·  Signs and Awnings (Other than for single family districts)

HOW DO I APPLY FOR A PERMIT?

You can secure a building permit by completing an application available at the Springdale Building Department or on-line or by downloading an application by clicking "Apply for Permit" at the top of the page. Three sets of plans are required with the application, four sets for fire protection equipment. (Roofing and mechanical replacements do not require drawings.)
