PLANNING COMMISSION APPLICATIONS

following are applications for Springdale Planning Commission approval. They are downloadable in a Adobe PDF format or

- DEVELOPMENT PLAN ADOBE
WORD
– All new site development plans and additions to existing developments
that are not zoned PUD or Transition Overlay. (These are engineered site
development drawings)
- REVISION TO DEVELOPMENT PLAN ADOBE
WORD–
When significant changes are made to a development plan previously
approved by the Planning Commission.
- MAP AMENDMENT ADOBE WORD–
Rezoning of properties to all Zoning Districts except PUD and Transition
Overlay Zoning.
- CONCEPT PLAN ADOBE WORD–
All new development plans where the applicant wishes to gain input from Planning
Commission before engineering the project.
- PUD MAP AMENDMENT ADOBE WORD
– All new Planned Unit Development applications. For projects involving
mixed uses and major projects with complicated issues. The application process
involves rezoning the property to PUD and approval of the Preliminary
Plan.
- FINAL PUD PLAN ADOBE WORD–
Final detailed development plans for PUD Zoning Districts. Final plans may
detail an entire project or may be submitted in phases as outlined in the
approved Preliminary Plan.
- MAJOR CHANGE TO A PUD PLAN ADOBE WORD–
When significant changes are proposed to an existing approved Preliminary
or Final PUD Plan. Significant changes may
include such items as changes of use, new buildings or additions.
- MINOR REVISION TO A PUD PLAN ADOBE WORD–
When minor changes are proposed to an approved PUD Plan. Such changes may
include changes to parking layout, building elevations, sign package, etc.
- CONDITIONAL USE PERMIT ADOBE WORD–
Public hearing process before the Planning Commission
to allow conditionally permitted uses as indicated within each Zoning
District (see the applicable Zoning District requirements in the Zoning
Code for conditional uses).
- SIMILAR USE ADOBE WORD–
When a use is not specifically indicated as a permitted use within a
particular Zoning District, but is very similar to a use that is specified
as a permitted in the district, the applicant may apply for determination
as similar use.
- MINOR IMPROVEMENTS REQUIRING
PLANNING APPROVAL ADOBE WORD–
Planning Commission must approve building
elevation changes and color changes in PUD’s,
Transition Overlay Districts and the Springdale Route 4 Corridor Review
District. Other improvements may include parking lot changes and sign
approvals referred by the Chairman.
- MAP AMENDMENT TRANSITION
OVERLAY DISTRICT ADOBE WORD
– All new Transition Overlay District applications. For properties which carry a less
intense zoning district classification where the City Land Use Plan
identifies the possibility of a more intense but transitional use provided
all architectural, compatibility and buffering issues are addressed. Requires a public hearing before City
Council after review and referral by the Planning
Commission.
- TRANSITION OVERLAY PLAN ADOBE WORD
– For approval of a development plan for an existing Transition Overlay
District. The plan will be reviewed
and referred to City Council who will hold a public hearing.
- VARIANCE FOR PUD/TRANSITION
DISTRICTS ADOBE WORD–
Any variances requested from zoning code requirements for properties
located in PUD and Transition Overlay Districts are reviewed and acted
upon by The Planning Commission. This
application is to be used when a variance is sought independent of a site
development review. When submitting for site plan review, variances may be
considered as part of the site plan application. Variances in Districts
other than PUD and Transition Overlay Districts are reviewed by The Springdale Board of
Zoning Appeals.
